When a member purchases through Farazzo within a Four Seasons, Aman, Rosewood or Raffles development, they are not buying a hotel room with a deed. They are acquiring a private residence in which the full hotel service infrastructure — housekeeping, concierge, food and beverage, maintenance, security — operates on demand, at the standard the brand has maintained for decades.
The investment case reflects this. Branded residences in established markets have consistently demonstrated price premiums of 20 to 30 percent over comparable unbranded product and significantly faster liquidity events at resale — because the buyer pool for a known brand is structurally larger than the buyer pool for any independent property, regardless of its quality.

Design-Led Residences
Residences conceived and delivered in partnership with fashion houses, couture ateliers or signature architects. These properties are rare by design. Their value is driven by cultural cachet, global name recognition and the absolute scarcity of units. Farazzo has relationship access to several of these developments in advance of any public announcement.

Private compounds
Fully Serviced Estates
Large-format private estates — villas, island compounds, château properties — offered with a full-service management infrastructure in place. The owner retains the asset as a private primary or secondary residence while an embedded service team manages the property as if it were a private hotel. Common in the Maldives, French Riviera, Caribbean and Gulf Coast.

Farazzo does not act as a standard estate agent within branded developments. The relationship is structural — built directly with the developer and the brand operator at the earliest stage of the project lifecycle.
This means Farazzo members access branded property at the pre-launch phase, before pricing is formalised for the wider market, and frequently before any public announcement of the development. In some cases, Farazzo has access to allocation before the project has been named.
Every acquisition supported by Farazzo involves a full financial and legal review, independent valuation, and a comparative market analysis against all known branded product in the same geography. Members are presented with an objective assessment, not a sales pitch.

A verified Elite Circle member contacts Farazzo with a brief: geography, budget, brand preference, investment horizon. No public-facing forms.
Market Identification
Farazzo's property team reviews current and pre-launch branded product across the target market, including assets not yet publicly disclosed.
